Garages to Homes Consultation – Jedburgh – we want your views

 

Why are we planning to do this Garages to Homes project?

 

Our proposal covers several sites across the Borders, and we are consulting on potential options in the early phases of the project. The aim of the project is to provide homes which:

Meet the challenge of housing for older people

  • 25% of our population is over the age of 65.
  • The Local Housing Strategy identified a serious under supply of smaller homes suitable for older people.
  • Homes need to be accessible, affordable, efficient to heat and cool, have outside space and be close to care and support, all within people’s existing community.

Address the needs of people living with disabilities

  • There are 2,000 wheelchair users in the Borders.
  • 2,000-2,500 people are living with substantial difficulties moving around their home.
  • There are only 164 existing accessible homes in the Borders.

 

Where are we proposing to develop new homes?

 

Lothian Road, Jedburgh (3 garage sites)

Existing: 37 Garages

Proposed: 4 x 2 Bedroomed Bungalows, 3 x 1 Bedroomed Bungalows, 12 parking spaces

What will the new homes be like?

  • Permanent, high-quality homes that are fully compliant with Scottish Building Standards
  • Homes will be designed for wheelchair users and /or older people with limited mobility
  • They will meet the Silver Standard for energy for space heating
  • High quality interior with good light and will not overlook existing homes
  • Homes will be Net Zero at point of use (no gas) with Solar Panels to provide on-site energy generation
  • Mono-pitched roofs to minimise impact on neighbours
  • Well designed, low maintenance communal areas

Why are we consulting?

  • We understand that this is a new concept, and it is not a traditional way to deliver new affordable homes.
  • We understand that residents and communities have concerns about some aspects of the proposals.
  • We want to hear everyone’s views on the proposals to best inform our approach to these development opportunities.

We want to hear the thoughts of those who are supportive of the project and those who are not. Everyone’s views are valid and will be considered.
